1. Legal Status & Introduction Agency Role

BloemRes operates purely as an online discovery marketplace and student introduction platform connecting student accommodation seekers with independent property owners and providers in Bloemfontein. BloemRes earns an introduction/placement commission directly from property owners upon successful student placement, as specified in landlord agreement terms.

2. Non-Bank & Non-Escrow Disclosure

IMPORTANT: BloemRes is not a bank, financial services provider, or escrow agent. BloemRes does not hold security deposits, collect monthly student rents, or manage landlord bank accounts. All lease agreements, deposit payments, and monthly rental transfers occur directly between the tenant and the landlord.

3. NSFAS & Institutional Independence Disclaimer

BloemRes is an independent entity and is not official administration for the National Student Financial Aid Scheme (NSFAS), University of the Free State (UFS), Central University of Technology (CUT), or Motheo TVET College. "NSFAS Claimed" indicators on listings reflect statements supplied by accommodation providers. Official status labels are applied only when documented proof of institutional accreditation is provided.

4. Verification & Property Visit Scope

BloemRes "Property Visited" badges confirm that a physical inspection was conducted at the time of visit to verify property presence, basic security, and stated amenities. Physical inspections do not constitute a structural engineering guarantee, security warrantee, or ongoing safety monitoring service. Property owners remain legally responsible for maintaining safety, security, and building compliance.

5. Privacy Notice & Data Protection

BloemRes (operated by Orim Collective Solutions (Pty) Ltd) processes personal information in line with the Protection of Personal Information Act 4 of 2013 (POPIA). We collect your name, contact details, date of birth, institution, accommodation preferences and messages you send us, solely to provide accommodation matching, viewings, applications and account services.

  • Age: accounts are for people aged 18 and over. We do not knowingly collect information from children without a parent or guardian’s consent.
  • Sharing: your details are shared with a landlord only when you apply, enquire or book a viewing. We do not sell personal information.
  • Service providers: data is stored with Airtable and emails are sent via Resend; these operators may process data outside South Africa under adequate safeguards.
  • Cookies: we use only strictly necessary cookies to keep you signed in. We do not use advertising trackers or session-recording tools, and fonts are served from our own site.
  • Your rights: you may request access, correction or deletion of your information, or object to processing, by emailing bloemres@orimsolutions.co.za. You may also complain to the Information Regulator (inforeg.org.za).
  • Retention: we keep information only as long as needed for these purposes or as required by law.

Private documents (such as landlord IDs or private property addresses) are stored securely and never publicly displayed. Landlords control which contact details are shown publicly.
